For residents of buildings with a manager

Replace your building manager — with one of your own or another professional

Paying a professional manager, or was one appointed by the municipality? At the owners' assembly, the owners decide who will manage the building from now on — one of their own or another professional manager. Comsho guides the whole process: agenda, voting, decisions, notice to the current manager and the handover.

No contractual commitment to Comsho. The owners make the decision, not us.

Your building has no manager at all?

The owners choose the manager — no one else

If you're unhappy with your manager — a professional you pay or one appointed by the municipality — the owners choose a replacement. It can be one of their own or another professional company. Comsho prepares the documents and guides you through the process.

  • The owners' assembly decides, following the prescribed procedure
  • Choose between a manager from among the owners and another company
  • The building's money stays in the building's account — visible to all
  • Comsho finds contractors no matter who manages the building

What you gain by changing your manager

The same tool the professionals use — except you choose who manages, and the money stays in the building.

You set the cost of management

A manager from among the residents can work for a symbolic fee or none at all; if you choose another company, you compare offers before deciding.

No more murky accounts

All owners see every payment, every expense and the balance of the building's account — without having to ask the manager for reports.

Decisions by the prescribed procedure

Comsho keeps track of notice periods, quorum and the majority required for each type of decision.

Documents for the change

The invitation, agenda, minutes and decisions are filled in with your building's details — ready to print and sign.

A handover without chaos

A record of the documents, funds and contracts the current manager has to hand over.

Contractors without middlemen

Cleaning agencies, tradespeople and lift servicing directly through Comsho — without a management company's markup.

How to change your manager — step by step

From adding your building to electing a new manager — Comsho guides every step.

1

Add your building and say who manages it now

Enter the basic details and who currently manages the building — a professional manager or one appointed by the municipality.

2

Invite your neighbours

Share a QR code or link. Without enough owners there is no quorum, so this is the most important step.

3

Call an assembly with an agenda

Comsho drafts the invitation and agenda and respects the statutory notice period (3 days in Serbia / 5 days in Montenegro).

4

Voting with quorum and the required majority

The app calculates the quorum and required majority for every decision and keeps a record of the votes.

5

Elect the new manager

The assembly elects the manager — one of the owners or another professional company — and sets the fee or the point value.

6

Notice, handover and registering the change

Comsho prepares the decisions and the notice to the current manager, and you register the change with the competent authority.

The manager works for the building — not the other way round

Gather your neighbours, call an assembly and choose who will run the building from now on. Comsho is with you at every step of the process.

Start a change of manager

Create an account and add your building in a couple of minutes. Then invite your neighbours, convene the owners' assembly and elect a new building manager — someone from among yourselves or a different company. Comsho prepares the documents.
