Can I use Comsho if I'm a resident elected as building manager?

Yes. Comsho is built both for residents elected as manager by the owners' assembly and for professional building managers. The app guides you through the first steps - building details, apartments and inviting residents with a QR code or link - so no management experience is needed.

How does Comsho create bills for residents?

Comsho calculates the monthly maintenance fee for each apartment - in Serbia by the statutory key (per apartment or per m²) or a key adopted by the assembly, in Montenegro by points - and creates bills that residents see in the app and can download as a PDF. In Serbia every bill has an NBS IPS QR code for payment.

How are payments and arrears tracked?

You can enter payments manually or import an XML bank statement, and Comsho can also fetch statements from your email automatically. Arrears per apartment are tracked automatically, and you can send a payment reminder to residents who are late.

How are owners' assemblies and voting organised?

You schedule the assembly in the app within the statutory notice period, residents are notified, voting checks the quorum, and the minutes are generated automatically as a PDF. Individual decisions can also be put to an electronic vote.

How do residents report faults?

Residents report a fault from the app, and you track its status, open a work order and keep a maintenance log. Comsho also reminds you of regular lift servicing.

How much does Comsho cost for a building manager?

The first 6 months are completely free. After that the price is 100 RSD per apartment per month in Serbia, or €1 per apartment in Montenegro. This fee is paid to Comsho by the housing community, and residents see it as a “Comsho aplikacija” line on their monthly bill – it costs the building manager or management company nothing.
